The family trade-off

The draw: Walking access to EPCOT with entertainment district at the door

Keep in mind: Standard rooms are compact and evening BoardWalk activity can be loud

The practical details

Room choices, park days and pool breaks

Check before choosing dates

  • Luna Park Pool, its play area and Leaping Horse Libations are scheduled to close January 11 through April 2027. Disney says the Villas and Inn leisure pools will remain open. Disney notice (opens in a new tab)
  • Disney Skyliner is scheduled to close January 24–30, 2027. Disney says complimentary bus service will be available. Disney notice (opens in a new tab)

Room options to ask about

  • Selected hotel room layouts: up to 5 guests
  • Two-bedroom Club-Level suite: up to 8 guests
  • Three-bedroom BoardWalk Grand Villa: up to 12 guests

Selected studios have kitchenettes; multi-bedroom villas have full kitchens. These facilities are not included in every hotel room.

These are reviewed examples, not every room type. The exact bed configuration and any age restrictions matter.

Getting around

Walk to EPCOT or Hollywood Studios. FriendShip boats and resort buses provide alternatives; the Skyliner station is at International Gateway.

Pools & downtime

Luna Park has a waterslide, with two leisure pools as alternatives. The announced 2027 maintenance closure affects Luna Park, not both leisure pools.

Meals without a research project

Flying Fish and Trattoria al Forno provide sit-down meals. BoardWalk Deli and the Pizza Window offer quicker choices.

Best For

  • Families planning several EPCOT or Hollywood Studios days

  • Adults and older children who enjoy evening atmosphere

  • Parties using villa kitchens and laundry

  • Guests who want walkability and a broad nearby dining district

Less Ideal For

  • Families seeking a secluded resort

  • Guests who want every restaurant and service inside one building

  • Travellers focused primarily on Magic Kingdom

  • Visitors concerned about active refurbishment or future pool maintenance

Atmosphere and Sense of Place

BoardWalk draws from turn-of-the-century Atlantic City and Coney Island influences. The waterfront promenade becomes part of the resort experience, especially in the evening.

Rooms can feel removed from some services because the boardwalk itself functions as the main street. This is appealing to guests who enjoy strolling and frustrating to those who want a conventional lobby-to-restaurant arrangement.

Room Strategy

The resort includes hotel rooms and villas with different capacities and home-like features. Exact inventory, views and refurbishment status should be checked.

Boardwalk-view rooms can be engaging but may carry more activity and sound. Families with early bedtimes may prefer a quieter location. Villa kitchens and laundry can be valuable, particularly on longer Canadian stays.

Transportation and Park-Day Strategy

Walking access to EPCOT and Hollywood Studios is the strongest benefit. Boats provide an alternative.

For Magic Kingdom and Animal Kingdom, buses are generally used. Families should evaluate the itinerary by park distribution. A BoardWalk premium makes sense when several days benefit from walking.

Pools and Recreation

The feature pool and leisure pools provide resort downtime, though current and upcoming maintenance schedules are important. Pool closures can materially affect a family choosing the resort for rest days.

The broader boardwalk district adds evening recreation beyond swimming. This can be particularly appealing to families with older children.

Dining Strategy

Nearby dining is extensive, spanning quick options, table service, lounges and EPCOT access. The distribution of venues means food can involve an outdoor walk.

For breakfast before rope drop, identify a simple option in advance. The district excels at spontaneous evening choice more than at one centralized food court.

Canadian Family Perspective

BoardWalk can be excellent for Canadian families who plan longer stays and use a villa, because laundry, kitchen access and walkability may reduce daily friction. Exchange-rate pressure makes the room premium significant.

Check refurbishment notices before final payment. A discounted rate can be attractive, but construction location and pool timing matter.

Advantages

  • Walkable access to EPCOT and Hollywood Studios

  • Lively dining and entertainment district

  • Hotel and villa room options

  • Good fit for older children and adults

Important Considerations

  • Busy evening atmosphere

  • Some amenities require outdoor boardwalk access

  • High pricing

  • Current refurbishment and pool maintenance notices must be tracked
